Created through strong local, state, and federal partnerships, Garden Place offers a welcoming place where seniors can live independently while remaining connected to the community they call home. This thoughtfully planned community is more than just housing. It is a place built with dignity, comfort, and long-term stability in mind.
Garden Place Apartments meets an urgent need for affordable senior housing in Estill County. Rising housing costs make it increasingly difficult for older adults to find safe, affordable places to live, and Garden Place provides a welcoming community that seniors can proudly call home.
This 30-unit community serves adults age 62 and older and features all one-bedroom apartments with dedicated storage space for each resident. Two units are fully ADA-compliant with hearing and visual accommodation, and one additional unit is designed for residents with hearing impairments. Each apartment includes a stove, refrigerator, dishwasher, and microwave. While washers and dryers are not included, washer and dryer hookups are available in each unit. Utilities are included in rent, offering simplicity and peace of mind for residents.
Garden Place Apartments is fully ADA-accessible and includes an elevator for convenient access to all floors. Residents enjoy two community rooms and a flexible-use third room, along with one parking space per unit. The community features a raised gardening area, and all exterior doors are equipped with automatic locks.
Garden Place Apartments is made possible through a collaborative effort among partners committed to stable housing for seniors. These partners include Kentucky River Foothills Development Council, Inc., The Housing Partnership, Inc., Kentucky Housing Corporation, the U.S. Department of Housing and Urban Development (HUD), Marble Cliff Capital, Citizens Guaranty Bank, and local leadership in Estill County.
Together, these partners combine expertise, resources, and investment to create a community that strengthens Estill County and supports its older residents.
Garden Place Apartments fosters a safe, supportive, and welcoming environment that promotes independence, stability, and connection. Residents may access outreach and case management services through Kentucky River Foothills. Participation in these services is optional and not tied to lease compliance. The community is located near local services and resources, allowing residents to remain comfortably and actively engaged in the area.
Garden Place Apartments offers affordable housing for adults age 62 and older, with income guidelines in place to help keep rent affordable. Rent and security deposits are based on income and are adjusted annually.
A screening process is required and includes a background check. Applicants must demonstrate sufficient income to cover rent and basic living needs.
Applications are completed in person. Required documentation includes a photo ID, Social Security card, birth certificate, and proof of income. Applicants are placed on a first-come, first-served waitlist. Fair Housing and Equal Housing Opportunity guidelines apply and are followed throughout the leasing process.
